LEED Project - Building Flush


Challenge
To prevent indoor air quality problems resulting from the construction / renovation process in order to help sustain the comfort and well-being of construction workers and building occupants.

Objective
During construction, to:
  • Meet or exceed the Indoor Air Quality (IAQ) Guideline for occupied buildings under construction
  • Protect stored on-site or installed absorptive materials from moisture damage
  • Provide filtration for air handlers and air movement systems
  • Correct deficiencies which adversely affect IAQ (e.g. moisture in HVAC systems, water damaged walls, etc)
After construction and all interior finishes installed, and prior to occupancy to:
  • Provide a building-flush for the entire building by supplying a total air volume, specified for quantity of volume, filtration quality, cubic feet per minute, temperature, and relative humidity
After construction and all interior finishes installed, and overlapping with occupancy to:
  • Provide a building-flush as specified
Solution
A designed system which during the building-flush process:
  1. Is portable and flame-free
  2. Reduces or eliminates the risk of fire in conducting the building-flush
  3. Does not create any interior toxic combustion gasses
  4. Does not add moisture to the interior
  5. Is energy-efficient
  • Hydronic delivery system minimizes energy-consumption and optimizes energy-delivery
  • Minimizes energy-costs
  • Minimizes on-site hydro-carbon emissions
6. Is adaptable to a variety of energy sources:
  • Where steam available – Steam to Fluid Heat Exchangers (HESF)
  • Where natural gas (or other energy available) - externally sited Central Heating Unit (CHU)
7. A system of Drying Environment Control Units (DECU) and fan coils which address:
  • High Efficiency Particulate Air Filtration (HEPA)
    • Fabric filters
    • Ultra-Violet light
  • Temperature control
  • Humidity Control / Dehumidification
  • Air Movement (cubic feet per minute)
  • Conditions for mould growth
Result
The ICS system responds to all items specified by LEED in the scope of work.The project direction changed and the designed system was not installed.
